The 2013 City of Calgary property assessment update mailed out last week showed a record number of single-family homes valued at one million dollars or more (up 13% from 2012).
There were few surprises in the latest city assessment: the same seven southwest Calgary communities once again jockeyed on position for priciest above-million-dollar median assessed value. *Median assessed value means there are half as many properties assessed for more as there are for those priced less*
Alfred Balm's 16,000 square foot Pumphill mansion once again took top spot for highest appraised value, something its held since 2007. His single-family home in SW Calgary was appraised at just under $19,800,000. But Pumphill didn't break the list of million-dollar median assessed value neighbourhoods ......
Here are the seven most expensive neighbourhoods in Calgary as assessed by the city. There are literally dozens of areas not mentioned with multi-million dollar homes; 84 Calgary communities saw homes sell for a million dollars or more in 2012. We'd also caution you from referring to the city assessment for an indication of what your current market value is (assessments are based on mass valuation analysis)
#7 Elbow Park: $1,260,000
The community of Elbow Park continues to hold the #7 position in the above million-dollar assessment (no change from 2012).
The median assessed home price was $1,260,000, up 2.4% from the 2012 value of $1,230,000. 62 Elbow Park homes sold last year on the Calgary MLS® System:

- Average sale price = $1,566,440
#6 Roxboro: $1,295,000
Roxboro drops one position to the #6 most expensive Calgary community (down from 5th spot in 2012). The median assessed home price was $1,295,000, up 0.8% from the 2012 value of $1,285,000.
There were 10 Roxboro homes sold last year on the Calgary MLS® System:
- Median sale price = $1,105,000
- Average sale price was $$1,132,400
#5 Britannia: $1,360,000
The community of Britannia moves up one spot from #6 last year with a median assessed home price of $1,360,000, up 7.1% from 2012's $1,270,000 level.

- Median sale price = $1,515,000
- Average sale price = $1,970,000
#4 Rideau Park: $1,495,000
The community of Rideau Park remains the 4th most expensive Calgary community, with a median assessed price of $1,495,000, up 9.9% from last year's $1,360,000.
There were 6 Rideau Park homes sold last year on the Calgary MLS® System:
- Median sale price = $1,087,050
- Average sale price = $1,334,166
#3 Mount Royal: $1,510,000
Upper Mount Royal dropped to #3 from #2 position last year with a median assessed value of $1,510,000, up 2.7% from 2012's $1,470,000.
There were 46 Mount Royal homes sold in 2012 on the Calgary MLS® System:

- Average sale price = $1,595,738
#2 Eagle Ridge: $1,530,000
Eagle Ridge moves up from #3 last year to rank as Calgary's 2nd most expensive community, with a median assessed price of $1,530,000, up 7.7% from last year's $1,420,000.

- Average sale price = $1,550,000
#1 Bel Aire: $1,595,000
Bel Aire once again was Calgary's most expensive community with an eye-popping median assessed value of $1,595,000, up 2.2% from 2012's $1,560,000.
