SE Calgary Market Stats: January 2015

Total sales of Southeast Calgary residential properties fell 37% in January as the decline in oil prices put buyers on the sidelines. SE home sales dropped 34% while condo sales in SE Calgary fell by 50% vs. last January.

The sale price for SE homes was 10% higher than a year ago while SE Calgary condominiums sold for only 1% more than last January *apartments & townhouses*. The average SE Calgary home sold for just 2.2% under list price, while the average SE Condo sale price was 2.0% below list price.

145 Southeast Calgary homes sold on the Calgary MLS® System in January 2015, a 33.5% decrease from last January.

  • Median sale price of $481,000, 9.8% higher than the same period 2014
  • Average sale price of $511,289, 13.5% higher than the same period last year
  • Average days on market (DOM) for SE Calgary home sales = 38 days
  • January Sale Price to List Price ratio for SE Calgary homes = 97.8%
  • Average Sale Price per Square Foot = $307/Sq Ft
  • Median Sale Price per Square Foot = $286/Sq Ft
  • Auburn Bay was the most active SE district with 16 home sales recorded in January

34 Southeast Calgary condos sold on the Calgary MLS® System in January 2015, 50% fewer than last January

  • Median sale price of $306,000, 1.2% higher than the same period 2014
  • Average sale price of $300,541, 6.3% lower than the same period 2014
  • Average days on market (DOM) for SE Calgary condo sales = 38 days
  • January Sale Price to List Price ratio for SE Calgary condos = 98.0%
  • Average Sale Price per Square Foot = $292/Sq Ft
  • Median Sale Price per Square Foot = $283/Sq Ft
  • McKenzie Towne was again the most active SE district with 10 condo sales recorded in January

4th quarter 2014 (October 1st thru December 31st) real estate sales in SE Calgary consisted of a total of 1,013 properties sold, a 16.2% increase vs 4th quarter 2013
