SE Calgary Market Stats: October 2014

Total sales of Southeast Calgary residential properties climbed 29% in October, primarily due to a 60% jump in the sales of SE Condos. Sales of Calgary homes in the Southeast quadrant rose 20% vs last October.

The sale price for SE homes rose 7% while the sale price for SE Calgary condominiums climbed by 13% vs. last October *apartments & townhouses*. The average SE Calgary home sold for just 2.1% under list price, while the average SE Condo sale price was only 1.7% below list price.

321 Southeast Calgary homes sold on the Calgary MLS® System in October 2014, a 20.2% increase over October 2013

  • Median sale price of $466,500, 7.2% higher than the same period 2013
  • Average sale price of $508,515, 6.3% higher than the same period last year
  • Average days on market (DOM) for SE Calgary home sales = 36 days
  • October Sale Price to List Price ratio for SE Calgary homes = 97.9%
  • Average Sale Price per Square Foot = $323/Sq Ft
  • Median Sale Price per Square Foot = $296/Sq Ft
  • Cranston was again the most active SE district with 39 home sales recorded in October

117 Southeast Calgary condos sold on the Calgary MLS® System in October 2014, 60.3% higher than last October

  • Median sale price of $320,000, 12.7% higher than the same period 2013
  • Average sale price of $329,008, 13.9% higher than the same period 2013
  • Average days on market (DOM) for SE Calgary condo sales = 31 days
  • October Sale Price to List Price ratio for SE Calgary condos = 98.3%
  • Average Sale Price per Square Foot = $298/Sq Ft
  • Median Sale Price per Square Foot = $291/Sq Ft
  • McKenzie Towne was again the most active SE district with 25 condo sales recorded in October
