SE Calgary Market Stats: December 2014

Total sales of Southeast Calgary residential properties climbed 7% in December on the back of an 11% increase in the sale of homes. Condo sales in the southeast actually fell 4% vs. last December.

The sale price for SE homes rose 4% while the sale price for SE Calgary condominiums was virtually the same as last December *apartments & townhouses*. The average SE Calgary home sold for just 1.8% under list price, while the average SE Condo sale price was 2.3% below list price.

166 Southeast Calgary homes sold on the Calgary MLS® System in December 2014, a 9.6% increase over last December.

  • Median sale price of $455,000, 3.8% higher than the same period 2013
  • Average sale price of $506,980, 3.9% higher than the same period last year
  • Average days on market (DOM) for SE Calgary home sales = 42 days
  • December Sale Price to List Price ratio for SE Calgary homes = 98.2%
  • Average Sale Price per Square Foot = $316/Sq Ft
  • Median Sale Price per Square Foot = $290/Sq Ft
  • Cranston was the most active SE district with 24 home sales recorded in December

48 Southeast Calgary condos sold on the Calgary MLS® System in December 2014, 4% fewer than last December

  • Median sale price of $284,773, 0.1% lower than the same period 2013
  • Average sale price of $290,189, 0.2% higher than the same period 2013
  • Average days on market (DOM) for SE Calgary condo sales = 42 days
  • December Sale Price to List Price ratio for SE Calgary condos = 97.7%
  • Average Sale Price per Square Foot = $289/Sq Ft
  • Median Sale Price per Square Foot = $285/Sq Ft
  • McKenzie Towne was again the most active SE district with 8 condo sales recorded in December
