SE Calgary Market Stats: April 2015

Total sales of Southeast Calgary residential properties fell 16% in April as the continuing fallout from low oil prices has many buyers on sitting on the sidelines. SE home sales fell 19% while condo sales in SE Calgary were down only 4% vs. last April.

The sale price for SE homes was only 0.3% lower than a year ago while SE Calgary condominiums sold for 4% less than last April *apartments & townhouses*. The average SE Calgary home sold for just 2.2% under list price, while the average SE Condo sale price was 2.6% below list price.

325 Southeast Calgary homes sold on the Calgary MLS® System in April 2015, down 19.2% from last April.

  • Median sale price of $458,500, down 0.3% from the same period 2014
  • Average sale price of $497,007, up 0.5% from the same period last year
  • Average days on market (DOM) for SE Calgary home sales = 38 days
  • April Sale Price to List Price ratio for SE Calgary homes = 97.8%
  • Average Sale Price per Square Foot = $314/Sq Ft
  • Median Sale Price per Square Foot = $290/Sq Ft
  • Cranston was the most active SE district with 31 home sales recorded in April

103 Southeast Calgary condos sold on the Calgary MLS® System in April 2015, down 3.7% from last April

  • Median sale price of $287,000, down 4.0% from the same period 2014
  • Average sale price of $297,753, down 5.3% from the same period 2014
  • Average days on market (DOM) for SE Calgary condo sales = 40 days
  • April Sale Price to List Price ratio for SE Calgary condos = 97.6%
  • Average Sale Price per Square Foot = $298/Sq Ft
  • Median Sale Price per Square Foot = $298/Sq Ft
  • Copperfield was again the most active SE district with 16 condo sales recorded in April

1st quarter 2015 (January 1st thru March 31st) real estate sales in SE Calgary consisted of a total of 851 properties sold, down 20.8% from 1st quarter 2014

  • SE Calgary condo sales fell 20.9% vs 1st quarter 2014
  • Median SE Calgary condo sale price = $307,000 up 1.6% vs 1st QTR 2014
  • Average SE Calgary condo sale price $305,819 up 1.2% vs 1st QTR 2014
  • Average DOM for SE Calgary condos = 34 days vs. 31 days 1st QTR 2014
