NW Calgary Market Stats: March 2015

Combined sales of Northwest Calgary homes & condos fell 32% vs. last March with the drop in oil prices. Sales of NW Calgary homes fell by 32% while the number of condos sold was 34% lower than last March.

The sale price of homes in NW Calgary dropped 2.4%, with the average NW home selling for a Sale Price to List Price ratio 2.5% below the asking price. NW Calgary condominiums sold for just 0.1% less than they did last March, with the average sale price 2.4% below list price.

395 Northwest Calgary homes sold on the Calgary MLS® System in March 2015, a 32% drop in sales vs. the same period in 2014

  • Median sale price of $502,500, 2.4% lower than same period 2014
  • Average sale price of $546,818, 2.2% lower than same period 2014
  • Average days on market (DOM) for NW Calgary home sales = 31 days
  • March Sale Price to List Price ratio for NW Calgary homes = 97.5%
  • Average Sale Price per Square Foot = $349/Sq Ft
  • Median Sale Price per Square Foot = $314/Sq Ft
  • Tuscany was the most active NW district with 28 home sales recorded in March

152 Northwest Calgary condos sold on the Calgary MLS® System in March 2015, a 34% drop from March 2014

  • Median sale price of $309,600, 0.1% lower than same period 2014
  • Average sale price of $318,242, 0.1% higher than same period 2014
  • Average days on market (DOM) for NW Calgary condo sales = 36 days
  • March Sale Price to List Price ratio for NW Calgary condos = 97.6%
  • Average Sale Price per Square Foot = $314/Sq Ft
  • Median Sale Price per Square Foot = $294/Sq Ft
  • Panorama Hills was the most active NW district with 20 condo sales recorded in March
