NW Calgary Market Stats: July 2014

Northwest Calgary recorded a slight decrease (0.4%) in the total number of sales (Yr/Yr) in the residential segment of the market *NW homes and condos combined*. Home sales in NW Calgary decreased by 2.0%, while NW condo sales increased by nearly 4% vs last July.

The uncorrected sale prices NW single-family home sector jumped 14.3% *Median sale price*. This price increase was easily the highest of any of the 4 quadrants of the city. The median sale price for condominiums *apartments & townhouses* increased 10.7% vs. the same period last year.

538 Northwest Calgary homes sold on the Calgary MLS® System in July 2014 (2.0% fewer NW homes sold than in the same period in 2013)

  • Median sale price of $520,000 (14.3% higher than same period 2013)
  • Average sale price of $561,591 (10.2% higher than same period 2013)
  • Average days on market (DOM) for NW Calgary home sales = 31 days
  • July Sale Price to List Price ratio for NW Calgary homes = 98.2%
  • Average Sale Price per Square Foot = $362/Sq Ft
  • Median Sale Price per Square Foot = $329/Sq Ft
  • Coventry Hills was once againg the most active NW district with 37 home sales recorded in July

226 Northwest Calgary condos sold on the Calgary MLS® System in July 2014 (3.7% more NW condos sold than in the same period in 2013)

  • Median sale price of $310,000 (10.7% higher than same period 2013)
  • Average sale price of $326,947 (8.4% higher than same period 2013)
  • Avg days on market (DOM) for NW Calgary condo sales = 32 days
  • July Sale Price to List Price ratio for NW Calgary condos = 98.1%
  • Average Sale Price per Square Foot = $317/Sq Ft
  • Median Sale Price per Square Foot = $296/Sq Ft
  • Rocky Ridge was the most active NW districts with 17 condo sales recorded in July

2nd quarter 2014 (April 1st thru June 30th) real estate sales in NW Calgary consisted of a total of 2,638 properties sold, up 7.3% vs 2nd quarter 2013

  • 2nd quarter Median NW Calgary home sale price = $525,000 (up 10.5% vs 2013 2nd QTR)
  • 2nd quarter Average NW Calgary home sale price = $571,933 (up 9.5% vs 2013 2nd QTR)
  • 2nd quarter Average DOM for NW Calgary homes = 28 days (vs. 29 days 2013)
  • 2nd quarter Average NW Calgary Home Sale price to List price ratio = 99.0%
