NW Calgary Market Stats: December 2014

Combined sales of Northwest Calgary homes & condos decreased 14% vs. the last December. Sales of NW Calgary homes fell by 19% while the number of condo sold was identical to last December.

The sale price of homes in NW Calgary increased 7% with the average NW home selling for 2.1% below list price. NW Calgary condominiums sold for 6% more than the same period last year, with the average sale price 2.4% below list price.

  • Median sale price of $527,500, 6.6% higher than same period 2013
  • Average sale price of $595,785, 8.3% higher than same period 2013
  • Average days on market (DOM) for NW Calgary home sales = 40 days
  • December Sale Price to List Price ratio for NW Calgary homes = 97.9%
  • Average Sale Price per Square Foot = $378/Sq Ft
  • Median Sale Price per Square Foot = $344/Sq Ft
  • Coventry Hills was again the most active NW district with 19 home sales recorded in December

107 Northwest Calgary condos sold on the Calgary MLS® System in December 2014, virtually the same number as December 2013

  • Median sale price of $318,400, 5.8% higher than same period 2013
  • Average sale price of $340,178, 11.5% higher than same period 2013
  • Average days on market (DOM) for NW Calgary condo sales = 42 days
  • December Sale Price to List Price ratio for NW Calgary condos = 97.6%
