NW Calgary Market Stats: June 2015

Combined sales of Northwest Calgary homes & condos were off 20% vs. last June as low oil prices continue to impact the market. NW Calgary home sales were down 17.5% while there were 25% fewer NW condos sales vs. the same period last year.

Despite the slower market, the sale price of homes in northwest Calgary was only 2.1% less than lasy year, with the average NW home selling for a Sale Price to List Price ratio 2.1% below the asking price. NW Calgary condominiums sold for 1.7% less than they did last June, with the average sale price 2.7% below list price.

485 Northwest Calgary homes sold on the Calgary MLS® System in June 2015, a 17.5% drop in sales vs. the same period in 2014

  • Median sale price of $516,000, 2.1% lower than same period 2014
  • Average sale price of $675,636, 5.3% lower than same period 2014
  • Average days on market (DOM) for NW Calgary home sales = 35 days
  • June Sale Price to List Price ratio for NW Calgary homes = 97.9%
  • Average Sale Price per Square Foot = $355/Sq Ft
  • Median Sale Price per Square Foot = $330/Sq Ft
  • Coventry Hills was again the most active NW district with 29 home sales in June

191 Northwest Calgary condos sold on the Calgary MLS® System in June 2015, a 25% drop from June 2014

  • Median sale price of $295,000, 1.7% lower than same period 2014
  • Average sale price of $313,973, 1.6% lower than same period 2014
  • Average days on market (DOM) for NW Calgary condo sales = 47 days
  • June Sale Price to List Price ratio for NW Calgary condos = 97.3%
  • Average Sale Price per Square Foot = $316/Sq Ft
  • Median Sale Price per Square Foot = $296/Sq Ft
  • Rocky Ridge & Royal Oak were the most active NW districts with 11 condo sales each in June

1st quarter 2015 real estate sales in NW Calgary (January 1st thru March 31st) consisted of a total of 1,197 properties sold, down 36% vs 1st quarter 2014, including:

  • 1st quarter Median NW Calgary home sale price = $510,000 up 0.4% vs 1st QTR 2014

  • 1st quarter Average DOM for NW Calgary homes = 33 days vs. 30 days 1st QTR 2014
  • 1st quarter Average NW Calgary Home Sale Price to List Price ratio = 97.7%

323 NW Calgary condos sold 1st Quarter 2015

  • NW Calgary condo sales down 38% vs st quarter 2013
  • 1st quarter Median NW Calgary condo sale price = $310,000 no change vs 1st QTR 2014
  • 1st quarter Average NW Calgary condo sale price $317,817 down 1.2% vs 1st QTR 2014
  • 1st quarter Average DOM for NW Calgary condos = 40 days vs. 33 days 1st QTR 2014
  • 1st quarter Average NW Condo Sale price:List price ratio = 97.6%
