Downtown Calgary

It's easy to understand why so many people want a Downtown Calgary condo. Calgary covers more land area than New York City, and the prospect of commuting every day from outlying areas like Cochrane, more than 30 kilometers northwest, can be daunting. Buyers aren't in a hurry to join a growing class of "extreme commuters" who travel more than 90 minutes each way to and from work, a group that's more than doubled in population since 1990. Transit options like Calgary's renowned C-Train (aka LRT) help alleviate choked highways and reduce carbon emissions, but they aren't a substitute for living in the city's thriving downtown area. Central districts such as Inglewood, Downtown Calgary, Kensington, Scarboro, and Ramsay are home to Canada's second highest concentration of corporate head offices, as well as myriad entertainment and recreation spots, factors all contributing to the explosive growth in downtown Calgary condo sales. Apartment condo units in or near the downtown core are typically in the 600-plus square foot range, and many are new or recently built. The cost of real estate, labour & materials has seen the price for new condos in the downtown core rise to in excess of $500 per square foot.

Condo Sales

As the city continues to expand, average Calgary condominium sale prices are appreciating by as much as 5 per cent per quarter - the average Calgary condo now sells for about $312,586. Condominium sales now represent a full one-third of all property sales in Calgary.

Condos & Townhouses

Condominium sales in other parts of Calgary are also on the rise, as buyers seek out first homes and investment properties in the city's quieter neighbourhoods. Urban amenities and large city parks are close at hand in southeast and southwest communities like Mayfair, Altadore, River Park, and Queensland. Townhouse, and semi-detached condo styles are common in spacious, highly livable areas outside the city center.
