(Calgary - November 18): Residential property sales in Calgary continue to be robust, with home and condo sales November 1st through 18th eclipsing the same period last year by 22%.

Despite the recent snowfalls, demand for property in Calgary continues to be the strongest seen in November since 2006. Year-to-date residential sales are 10.7% higher than the same period last year.

Calgary properties continues to sell more quickly than last year, with an average days on market (DOM) of 37 days versus 48 days last November.

 

Calgary Home Sales

There are currently 2,521 Calgary homes listed for sale on the Calgary Board MLS® system *metro Calgary*, which represents 2.1 months of home inventory.

  • There were 674 residential home sales in Calgary mid-month, a 22% increase over 2012's 552 sales
  • Median sale price for Calgary homes is $452,000, up 7.6% from last years $420,000
  • Average sale price for Calgary homes is $513,799, up 4.5% from last years $491,890
  • Average days on market for Calgary homes is 37 days vs 46 days last year *past 30 days*
  • Sales to inventory ratio for Calgary homes is 48% (past 30 days)

Year-to-date, there have been 15,021 Calgary homes sold, 8.0% higher than the same period last year. The average YTD sale price for a Calgary home is $517,303, 7.7% higher than the same period in 2012.

Calgary Condo Sales

There are currently 1,080 Calgary condos listed for sale on the Calgary Board MLS® system *metro Calgary*, which represents 2.0 months of condo inventory.

  • There were 285 condos sales in Calgary mid-month, a 23% increase over 2012's 232 sales
  • Median sale price for Calgary condos is $297,000, up 5.9% from last years $280,500 
  • Average sale price for Calgary condos is $331,583, up 7.0% from last years $309,925 
  • Average days on market for Calgary condos is 37 days vs 52 days last year *past 30 days*
  • Sales to inventory ratio for Calgary condos is 51% (past 30 days)

Year-to-date, there have been 6,547 Calgary condos sold, just under 23% higher than the same period last year. The average YTD sale price for a Calgary condo is $318,120, 7.2% higher than the same period in 2012.

Calgary Real Estate Market Stats October 2013

Sales for Calgary in October continued to outpace last years, with strong increases in both number of properties sold and sale price. We've summarized the entire Calgary market below: 

  • For the month of October 2013 the Average Calgary House Price was $516,260, up 4.8% from October 2012. The median Calgary house price for October 2013 was $452,000, up 5.1% from the same period last year
  • The Average Calgary Condo price last month was $334,349, up 10% from the same period last year. The median Calgary condo price last month was $298,000, up 10.4% from October 2012
  • October 2013 Average Days on Market (DOM) was 38 Days for Calgary home listings sold, vs. 43 days last year. The average DOM for Calgary condo listings sold was 43 days,  vs. 54 days last October
  • Calgary MLS® System sales for October 2013 totalled 1,957 properties, an 18% increase from last October *metro Calgary homes & condos combined*. 1,339 Calgary homes sold last month, a 14.4% increase over last October. 618 Calgary condos sold, an 26% increase from from the same period last year *metro Calgary MLS® system sales only*
  • Combined Metro Calgary Real Estate listing Inventory is currently 2.0 months worth of supply, 16% fewer listings than the same time last year. Calgary home inventory is currently 2.0 MOI *months of inventory* - 50% of all Calgary homes listed on the Calgary MLS® System sold last month. Calgary condo listing inventory is now 1.8 months - last month 54% of active condo listings sold. 
  • Calgary SF home Sales to new listing ratio was 77% in October (vs 72% last October). Calgary condo Sales to new listings ratio was 79% in October (vs 70% last October)

  • Average days on market (DOM) for SW Calgary home sales = 42 days
  • October Sale price / List price ratio for SW Calgary homes = 97.4%
