Canadian Home Renovation Tax Credit

Understanding The New Canadian Home Renovation Tax Credit

Earlier this year, the Canadian government announced a temporary Home Renovation Tax Credit (HRTC). This tax credit was introduced to stimulate spending to offset the economic slowdown. The renovation credit can be applied to almost any work done on personal houses, recreational properties and condominiums, both inside and outside the home. For renovations totalling at least $1,000 and up to a maximum of $10,000 for materials and work, homeowners will receive a 15% tax credit, up to $1,350 [($10,000 − $1,000) × 15%]. To be eligible for this credit, the renovations must be completed between January 27, 2009 and January 31, 2010. The value of this program is estimated to be 3 billion dollars.

You may choose the do the renovations yourself or to hire a contractor however, you must make sure that the contractor is registered for the GST. This means that you are not allowed to hire friends or family to do the work. The Canadian government can not be certain how many families will take advantage of this tax credit but estimates are placing this number at over 4 million families.

During an economic downtown, industries that are the hardest hit include construction and building supplies. The Home Renovation Tax Credit will promote spending now to help create or retain jobs in these industries.

There are a number of home improvements that will be eligible under the Home Renovation Tax Credit. Such renovations and improvements include, kitchen or bathroom renovations, basement remodeling or finishing, new flooring such as carpet, hardwood or tiles, upgrading furnace and heating systems, painting the house inside or out, building a deck or a fence, building an addition, replacing windows, laying new sod, etc. Also eligible are associated expenses such as building permits, equipment rentals, professional services, etc.

Be aware though that the cost of replacing appliances, electronics, furniture or construction equipment cannot be claimed under this renovation credit.

The Homes Renovation Tax Credit does not have to used alone. It can be combined with other government renovation programs. An example would be the ecoEnergy Retrofit Program. Under this program, you may qualify for grants of up to $5,000 to help make your home more energy efficient. Just remember that you can also claim all these renovations under the Home Renovation Tax Credit. So not only would you receive the $5,000 grant, you would also be eligible to the 15% tax credit. The same applies to eligible expenses under the Medical Expense Tax Credit.

If you are planning on hiring a contractor to do the renovations for you, here are things to keep in mind. You should make sure that the contractor is licensed and ask to see this license. Request photos of their work and references. A quality contractor will not hesitate to show you what they have done in the past and to provide you with a list of references. When asking for quotes, make sure you get them in writing and shop around so that you have more than one quote. These quotes should detail exactly what needs to be done and the timeframe for the job. Remember that when it comes to renovations, cheaper is not necessarily better. There is a chance that this contractor may cut corners. A contractor should also have a certificate of insurance covering worker compensation and third-party liability for everyone on the job as well as damages that may occur. Ask to see this certificate as you may be liable if the contractor does not have insurance and an accident occurs on your property.

Now may be the best time to begin those renovations you have been putting on the back burner for a while. This Home Renovation Tax Credit is for a limited time only so take advantage of it while it lasts.
