With 2 days remaining in the month, Calgary's real estate market continues to outperfom. Sales of Calgary MLS® listed homes & condos yesterday eclipsed last January's numbers, and marks the 12th consecutive month the number of sales has increased year over year. This is in stark contrast to the majority of other major Canadian cities, many of which have seen their Y/Y sales tumble since midway through 2012.

At time of writing, metro Calgary sales stand at 1,119 (vs a total of 1,069 last January.

luxury real estate in CalgaryThe 2013 City of Calgary property assessment update mailed out last week showed a record number of single-family homes valued at one million dollars or more (up 13% from 2012).

There were few surprises in the latest city assessment: the same seven southwest Calgary communities once again jockeyed on position for priciest above-million-dollar median assessed value. *Median assessed value means there are half as many properties assessed for more as there are for those priced less*

Alfred Balm's 16,000 square foot Pumphill mansion once again took top spot for highest appraised value, something its held since 2007. His single-family home in SW Calgary was appraised at just under $19,800,000. But Pumphill didn't break the list of million-dollar median

Calgary's real estate market continued to defy the slumping national trend by ending the year with another month of year-over-year increases in both the price and sales number categories. This comes as no surprise to most analysts as 2012 saw the metro Calgary residential market record the highest number of sales since 2007. Both the average and the median house price established new record highs for December.

Calgary MLS® System Sales: October 2012

The Calgary real estate market continues bucking the national trend. While other major Canadian markets continue to see both their prices & number of sales drop, the October MLS® System sales & prices in Calgary rose significantly from the same month last year.

Combined metro Calgary sales for October were 1,666, up 23.1% from 2011 and 18.3% higher than the five year average*.

*Metro Calgary sales refers to residential real estate within the city limits of Calgary, and does not include rural properties or real estate from smaller towns surrounding the greater Calgary area. Calgary Home Sale Price Sets New Record

Calgary Real Estate Market Report - May 2012 June 8th: May 2012 was another strong month for the Calgary real estate market, with a couple of new records set for May MLS sales.

Both the average and median sale price for a Calgary home eclipsed previous record levels for the month, and were close to topping the all-time records in both these categories.

Calgary home sales (single family) totalled 1,713 in May, 31% more than last years number and the highest number of sales since May 2007. The average sale price of $501,957 was a new record for the month, as was the median sale price of $436,000. Median sale price is the level at which half the number of sales are higher and the other half are lower

Calgary Real Estate Market Sends Mixed Signals for April 2012 

Calgary Dream Homes Jim Sparrow MLS® sales for April 2012 gave mixed results for the metro Calgary real estate market. While the number of sales for both single family homes and condos was up dramatically vs. April last year, sale prices for Calgary houses stayed flat, with condo prices showing some improvement.

Inevitably there will be a lot of discussion about the increased number of sales this year compared with April 2011, so allow me to provide a bit of context (seeing the forest through the trees if you will):

Last April (2011) was the poorest April in the past 10 years for Calgary home & condo sales.

Calgary house sales surge in March? 

Your trusted source for Calgary Real EstateCalgary Herald headline (April 2/12) read "Calgary house sales surge in March". Great tagline, the story goes on to describe how Calgary home sales showed a "stunning" growth when compared with a year ago (read full article here).

While all of this is fact, these numbers are all relative to those they're being compared to. We'd like to offer another perspective on the market, and allow readers make up their own minds.

According to WEBSTERS, Surge (verb) = "to rise suddenly to an excessive or abnormal value"

Not convinced that "surge" was the best way to describe last month's sales numbers, I checked the Calgary Real Estate Board's (CREB's) database for March sales in each of the past 10 years:
