$10.3-Mil Calgary Sale Sets Record

A $10.3-million inner city property sale just set the record for all-time highest metro Calgary MLS sale. The custom built estate home, which features an incredible 12,700 sq ft of living space, is located along the banks of the Elbow River in east Elbow Park.

The Elbow Park home was owned by former Calgary Flames & Detroit Red Wings goalie Mike Vernon and his wife Jane, who commissioned Zeidler Architects to design their home in 2002 and construction was completed in 2006.

Above grade, the master bedroom along with 4 children's bedrooms each have an ensuite bathroom. The basement has a sixth bedroom with ensuite bath, as well as a bar, wine room, an entertainment/media room, and indoor floor hockey arena. City property taxes were $51,000 in 2008. The finished house included a sweeping staircase with hand-wrought balustrades in the entry hall, antique French fireplaces in the major rooms acquired from various trips to Paris and a generous French Country kitchen with beamed ceilings and a herbarium overlooking the croquet lawn and dining terrace, limestone flooring and spectacular cabinetry. "Just about every element of that house was created by hand by remarkable craftsmen," says Stephen Carruthers, managing Partner of Zeidler Architects' Western Offices. "The Vernons were in complete agreement that only natural materials would be used," says Carruthers, adding that this included the building's slate roofs, copper flashing and rainwater leaders and locally quarried sandstone.

Prior to the sale, which was finalized August 16th, the most expensive metro Calgary home sale was $7.5-mil for a 2008 sale in Crescent Heights. The $10.3 million sale price was 98% of the $10.5 million list price.

The $10.3-million dollar sale increased Calgary's current month average house sale price by more than $20,000, taking it from $442,000 to over $463,000.
