Calgary Real Estate Market Stats - April 2008 Summary
The Calgary Real Estate market is currently a BUYER's MARKET
- For the month of April 2008 the Average Calgary House Price was $474,564, up 0.1% from April 2007 and virtually the same as last month. The median house price for April 2008 was $420,000, down 2.8% from April 2007 and no change from last month
- The Average Calgary Condo price for April 2008 was $312,586, down 5.1% from the same period last year and a 0.1% increase from last month. The median condo price for April 2008 was $290,000, down 6.1% from April 2007 and a 1.0% decrease from last month
- The Average Days on Market (DOM) for April 2008 was 45 days for Single Family Calgary homes; the average DOM for Calgary condos was 44 days
- Combined metro residential sales for April 2008 totaled 1,944 units, a 33.5% decrease from April 2007 and a 2.0% decrease from last month
- Metro Calgary Listing Inventory is now just over 5 months supply, up slightly from last month. While Calgary house prices have risen 6.9% since the beginning of this year, there are now over 10,000 metro listings on the market, prices are likely going to remain relatively stable until the end of June. With interest rates dropping, this is an excellent opportunity for buyers to purchase property. Sellers, on the other hand, will need to pay special attention to pricing their homes competitively.
